]]>The development will deliver 12 new two-bedroom bungalows for long-term private rent on Rodney Street, marking the completion of what has been a transformational regeneration project.
The high-quality homes will be delivered by Placefirst’s in-house construction team. Placefirst has listened to the feedback of local residents with regards to answering local housing demand, and the new energy efficient bungalows will provide greater choice of a popular house type, in an existing thriving neighbourhood of 86 homes.
Placefirst has already delivered the existing neighbourhood which comprises three streets of characterful and thoughtfully redeveloped Victorian properties. The scheme is centred around a communal green space and every home has high-spec kitchens, heritage features and private courtyard gardens.
The Green builds on Placefirst’s portfolio of neighbourhoods located in the North East which continues to grow at an impressive rate. This included ‘Scholars View’ in Hetton-le-Hole, a thriving community of 116 new build homes, ‘The Oaks’ at Esh Winning in Durham, where work started in September 2022 on 89 homes including 54 bungalows, and ‘Benwell Dene’ in Newcastle, where plans were recently submitted to create 146 sustainable homes at a prominent brownfield site in the city.
Completion is expected in 2024, when the bungalows will become part of the existing neighbourhood. Like all Placefirst neighbourhoods, The Green has a dedicated resident services manager and residents are guaranteed a fully maintained, high-quality home for as long as they like.

]]>The 2019 Sunday Times British Homes Awards took place on Thursday 19th September at the luxurious Marriot Grosvenor Square in London.
Attracting hundreds of the housing industry’s leading professionals, the awards celebrate exceptional design across every aspect of housebuilding — from one-off houses to major developments, interiors to landscaping, individual extensions to placemaking on a grand scale.
Following Placefirst’s treble of awards at the 2018 British Homes Awards for The Welsh Streets, The Green enjoyed similar success, collecting three awards including the coveted Judges Award for Excellence.
The outright winner at the awards, The Green has transformed over 150 empty homes on the edge of Hartlepool town centre. Larger family homes have been created through lateral conversions, and a new park sits at the heart of the development located on the edge of Hartlepool town centre.
The Judges Award for Excellence, the highlight of the awards, is selected from the twenty award winners on the day by chair of the judging panel, renowned architect Simon Allford. Simon is a founding partner of Allford Hall Monaghan Morris (AHMM) and engages in the broader architectural discussion as a writer, critic, teacher, lecturer, examiner, advisor and commentator.
To be in a position to repurpose our shared built heritage is a huge privilege for Placefirst, and we are immensely proud to have collected three prestigious awards from our peers. ]]>HARTLEPOOL’S Mayor has praised the work being carried out to create a brand new residential community within walking distance of Hartlepool’s town centre.
Councillor Paul Beck gave his ringing endorsement during a recent visit to The Green, Placefirst’s new development off Hart Lane.
The specialist build-to-rent developer is working in partnership with Hartlepool Council to remodel what were once derelict terraced houses in a multi-million pound regeneration scheme that will see more than 170 transformed into 73 new homes for private rent.
The first new homes were unveiled at a three-day “Open House” heritage event earlier this month which attracted over 200 visitors and keen interest from would-be tenants.
Speaking after attending the event, Councillor Beck said:
“You can’t fail to be impressed by the work that is being carried out by Placefirst.
“Although the shells of the traditional 19th century terraced properties have been retained and improved to provide the unique character of the development, the biggest change has occurred inside the properties where a high-quality refurbishment gives the homes a modern, airy feel.
“I would like to congratulate Placefirst on the work carried out to date and I look forward to the future creation of the new urban park that will form the centrepiece of this innovative new development.
“This is another significant housing regeneration scheme that is helping to breathe new life into Hartlepool town centre by replacing low-demand, run-down terraced properties with modern, high-quality homes.”
Placefirst are transforming the empty Victorian properties through a “back to brick” approach to refurbishment that includes new internal room layouts, improved energy performance and the retention of attractive period features such as high ceilings and large windows. Residents can also personalise their new homes with a choice of internal finishes, including kitchens, flooring and internal decoration.
The proposed new urban park will include landscaped lawns, a children’s play area and a community events space.

]]>Placefirst, the specialist residential developer behind The Green, a ground-breaking development of 73 refurbished Victorian homes, has announced plans to hold an open-house heritage day where members of the public will be able to see how dilapidated Victorian terraces can be transformed into distinctive, modern family homes. The event will be held on Friday 9th of June and then again on Saturday 10th June between 10.30am and 4pm.
The Green, a £5.5m development of 73 new homes and a new urban park, will offer a choice of 1, 2, and 3-bedroom homes, created through innovative remodelling of historic terraced properties that were originally set for demolition. Placefirst have transformed the empty properties through ‘back to brick’ refurbishment that includes new internal room layouts, improved energy performance, and the retention of attractive period features such as high ceilings and large windows. In addition, new residents at The Green will be able to personalise their new home through a choice of internal finishes including kitchens, flooring and internal decoration.
The new park at the heart of The Green will include landscaped lawns, a children’s play area and a flexible event space for community events. To ensure the local community have convenient access to the new park, Placefirst will create a new pedestrian link between Richardson Street and Rodney Street.
Visitors to the heritage open day will be able to access the new homes and see for themselves how traditional 18th Century Victorian Terraced houses have been reimagined as modern, aspirational homes suitable for the needs of 21st Century families. Open for viewing will be a 3-bedroom family home created through lateral conversion of two properties, and a spacious 1-bedroom home created through remodelling the existing worker cottages. The newly refurbished homes retain their Victorian character to the street, but behind the façade the properties have been completely reconfigured to offer modern, contemporary environments that blend the best of old and new. Visitors will also be able to see the wider site and see how the regeneration is taking shape.

Due to the on-going construction work car parking is limited and Placefirst suggest visitors by car use nearby Rodney Street which has good on-street parking provision.
