Placefirst has agreed two forward-funded deals with housebuilder Vistry to deliver 44 new single-family rental homes at Kidlington, Oxford and 80 at Norwood Farm, Northampton.
The transactions represent Placefirst’s second and third partnerships with Vistry following the announcement earlier this year of a deal to deliver 139 homes in Mansfield.
In Oxford, the 44-home scheme, due to complete in June 2026, will comprise a mix of high quality three- and four- bed rental houses with a GDV of £26 million. They form part of Vistry’s wider 370 home mixed-tenure masterplan at Kidlington, which is being delivered in collaboration with Cherwell District Council, and will also include new allotments, public open space, play areas and a sports pitch.
The deal marks Placefirst’s entry into the Oxford market and is located in the in-demand centre of the Oxford-Cambridge Arc’s growing science and tech economy; it denotes a further milestone in its national expansion.
Placefirst and Vistry’s Northampton development, which is due to complete between October 2026 and September 2027, will comprise 22 two-bedroom, 47 three-bedroom and 11 four-bedroom rental houses with a GDV of £29 million.
The homes will form a considerable part of the wider Western Gate community at the Norwood Farm Sustainable Urban Extension (SUE), a major new mixed-use development which is set to deliver 1,900 new homes across a range of tenures, alongside shops, cafés, healthcare centres, a new primary school, public open spaces and children’s play areas.
For both schemes, Placefirst will provide end-to-end support to residents by managing the lettings process, handling all aspects of property management and ensuring a high standard of customer service with a dedicated resident services manager.
The partnership between the two companies underlines their mutual commitment to collaboration as a means of building at scale and tackling the UK’s housing shortage across multiple regions.

]]>Representing a significant step in diversifying Derby’s city centre housing, the £22m agreement marks a regional first for Lovell, which will continue its longstanding delivery role at Castleward. Placefirst has acquired the site from Compendium Living, comprising houses and three apartment blocks across two parcels of land.
Phase four of Castleward will see the development of 33 single-family houses as well as 79 apartments. The first handovers will be in Q1 in 2026. The strategic partnership with Placefirst enables Lovell to build on its reputation as a partnership facilitator of market choice – with fully serviced BTR homes offered through Placefirst for this phase.

Marking the first private sector joint venture for Placefirst, partnership remains a key element of the firm’s growth strategy across the UK, as it seeks quality housebuilders that can deliver at scale and speed without compromising on Placefirst’s commitment to long-term value and sustainability for its residents.
The partnership will begin with the pair delivering 128 homes at Strata’s ‘Desire’ development near Thorpe Park, Leeds.
The homes will be built using Modern Methods of Construction (MMC), enabling them to be delivered significantly faster and more sustainably than traditional building approaches, ensuring they enter the rental market quickly to meet rising demand. Timber’s superior thermal insulation compared to steel or concrete will help reduce energy costs for residents, resulting in an EPC B rating and enhancing long-term affordability and comfort.
With completion scheduled for May 2025, the agreement will see Placefirst manage and maintain a mix of two-bedroom townhouses in addition to three- and four-bedroom semi-detached homes. It marks Placefirst’s second neighbourhood in Leeds, after Cross Heath Grove in the south of the city.
Positioned just five miles outside of Leeds City centre, future residents of this new development will benefit from balancing the vibrancy and convenience of city living and the greenery of the countryside nearby, with Temple Newsam and Roundhay Park just a 10- and 15-minute drive away respectively. Additionally, with Crossgates railway station and the M1 nearby, these homes offer great connectivity to wider Leeds and beyond.
KPMG Corporate Finance advised Strata, and the framework agreement has already identified a further 221 homes for delivery across the UK.

]]>We've started development on our 146-home build-to-rent neighbourhood in Newcastle as we continue to grow our North East portfolio and tackle the region’s housing challenges head-on.
Benwell Dene, located around two miles west of Newcastle city centre, will deliver a variety of high quality two, three and four-bedroom homes available for long-term rent. Following the granting of planning permission last year, the project involves the redevelopment of a 2.75ha brownfield site in the city which has been vacant for well over a decade.
The homes will be built to a high specification, with a focus on energy efficiency, ensuring residents’ bills are kept as low as possible. All homes will achieve a minimum of EPC B.
This project is part-funded by the £49m North East Combined Authority Brownfield Housing Fund, part of the national ministry for Housing, Communities and Local Government £400m Brownfield Housing Fund.
Lovell has been appointed to deliver the development.
The 146 homes delivered at Benwell Dene will help to address the chronic lack of quality housing in the North East.
In partnership with JM Architects and Southern Green, the design of the neighbourhood was carefully considered to respond to local distinctiveness and character and include open space alongside safe and attractive walking routes through the development for the benefits of residents and the wider public.
Other key members of the project team include civil and structural engineers, Curtins, project managers and planning consultants Identity Consult, and mechanical, electrical and plumbing consultants, TACE.
The new neighbourhood at Benwell Dene will add to Placefirst’s portfolio of 1,800 homes across the country and mark a significant step forward in its growth ambitions.

TOWN revealed the residential-led plans for the Nile + Villiers community in March this year, which will breathe new life into the historic heart of the Sunniside area of the city centre.
Centrepiece of a wider place strategy developed over the last 18 months, the development project will transform the vacant site in Sunniside into a creative and cultural hub.
A key site as part of Sunderland’s City Plan, the development will bring a residential population back into the city centre, offering high-quality homes and vibrant city life.
Of those 75 homes being built, award-winning single-family housing developer-operator, Placefirst will forward fund the delivery of 65 dwellings which will see them own and manage the homes upon completion in 2026. The remaining 10 properties will be sold to local buyers.
The project, which was conceived with local community organisation Back on the Map working with TOWN and Create Streets, is supported by over £4 million of the previous government’s Levelling-Up Fund investment. TOWN has worked with a design team led by Xsite Architecture to prepare the scheme proposals.
Cllr Kevin Johnston, portfolio holder for housing, regeneration and business at Sunderland City Council, said: “It is fantastic to see work pressing ahead on the development of the Nile + Villiers community.
“The new homes, as well as the commercial and community units, will provide a significant economic boost to the local area and play a key role in helping us meet our ambitious housing targets.”
The project will feature a mix of two- and three-bedroom houses and duplexes echoing the historic fabric and grain of the site, a community energy microgrid providing residents with clean affordable energy, and shared gardens for residents. A new mixed-use building will recreate the frontage to High Street West and ensure the scheme is sensitively integrated within the Old Sunderland Conservation Area.

Construction is expected to start later in 2024 with the first properties likely to be occupied in 2026.

Award-winning build-to-rent developer Placefirst has today announced the official name for its £4.5m scheme in Morecambe.
The newly named Bay Mill, on Bold Street, will deliver 42 high-quality rental homes with a mix of one- and two-bedroom apartments.

Newly released images have revealed how a multi-million-pound development will “completely transform” Bolton town centre.

The computer-generated images have been unveiled by award-winning build-to-rent (BTR) developer Placefirst and depict its new £35m scheme, which has today been officially named as Deansgate Gardens.
The development, located opposite the former Beales department store and a stone’s throw from Bolton’s Town Hall, will deliver 167 new high-quality, sustainable homes for long-term private rent, as well as extensive public realm and commercial space.
The name Deansgate Gardens takes inspiration from the area’s vibrant heritage and reputation as a major commercial, retail and social hub during the 19th century. Placefirst also consulted with not only Bolton Council, but also members of the public to receive input into the name, during the summer’s hugely successful Bolton Food and Drink Festival.

Placefirst worked with award-winning architect Levitt Bernstein and landscape architect CW Studio to design the 1.1-hectare scheme.
Construction began in March this year at the site, which was previously home to a car park and several disused buildings.
Building works are now well underway to transform the brownfield site into a vibrant new neighbourhood with rooftop terraces, resident gardens and courtyards.
Designed with the local community in mind, the neighbourhood will also include ground-floor commercial spaces, a spacious central square, communal green areas and pedestrian-led spaces.
Deansgate Gardens is projected for completion in summer 2025, with Placefirst remaining on-site to oversee the management and maintenance of the neighbourhood with professional in-house teams.
The scheme forms a central component to Bolton Council's £1bn masterplan to transform the town centre by blending high-quality buildings and carefully designed public spaces.
