Leading and award-winning build to rent provider Placefirst has announced its involvement with the UK’s Real Estate Investment and Infrastructure Forum (UKREiiF), which is set to take place between 16-18 May, in Leeds.

 

Single-family rental specialists Placefirst have an ever-growing portfolio of over 1,500 homes throughout the UK and have exciting growth plans. Placefirst manage thriving neighbourhoods of quality rental homes across the country with a mix of new build and innovative refurbishment and single-family rental homes and apartments. The team at Placefirst handle every step of the journey in-house from designing, developing, letting, and managing the properties.

 

Placefirst will be attending the second annual UKREiiF event to provide a business update to the industry and build connections across the sector and are due to deliver a thought leadership session to a plethora of investors, local authorities, occupiers, and other developers, to do just that.

Award winning build-to-rent provider Placefirst has launched an online public consultation for its proposed 122 apartment scheme at Cow Green, in Halifax town centre.

 

The £16m BTR project has been designed to transform the former multi-storey car park into high-quality homes and if planning permission is granted will deliver a mixture of one and two-bedroom apartments over nine-storeys.

 

Designed in partnership with JM Architects, the proposed scheme takes inspiration from the town’s rich heritage and would deliver high-spec, energy efficient homes using a fabric first approach and renewable technologies. There would also be an electric car club for residents.

 

The landscaping around the site would improve public realm, with planting areas and new trees, integrating with the Council’s wider Cow Green Highway Improvements.

 

Placefirst is working with West Yorkshire Combined Authority (WYCA) and Calderdale Council on the delivery of the development. The online public consultation invites comments and feedback from local residents to help shape the scheme. Once the public consultation is complete, the final planning application will be submitted to Calderdale Council in November. Work is expected to begin mid 2023 if approved.

 

The proposal is a major step towards Calderdale’s vision for Halifax as a vibrant place to live, work and visit, and builds on previous successful regeneration projects including Dean Clough, the Piece Hall and Square Chapel. Plans dovetail with future ‘Calderdale The Next Chapter’ proposals for the town centre such as the refurbishment of the bus station which is already underway and the train station gateway.

 

Cow Green continues Placefirst’s commitment to the single-family rental sector in Yorkshire, and would follow in the footsteps of other successful Placefirst schemes in the region that offer high-quality homes for rent including ‘Cross Heath Grove’ in Leeds, and ‘Skye Edge’, a thriving family community of 113 new build homes with incredible hilltop views across Sheffield.

Work has started on site for a new apartment scheme in West End, Morecambe.

 

Placefirst will deliver 42 high quality one and two bed apartments at the £4.5m development. This scheme will add to the 107 homes that Placefirst has already built in Morecambe, when work began in 2016 near the famous promenade.

 

Key members of the Placefirst project team were joined on site by Lancaster City Council and construction partner Tyson Construction, to mark the start of the works.

 

The scheme will replace a series of terraces and commercial premises on brownfield land. Resident parking and landscaping with integrated planting along Bold Street will feature in the new development, as well as EV charging points, bike storage and photo voltaic panels.

 

Placefirst worked in partnership with Church Lukas Architects to design the scheme and has appointed Tyson Construction who will use local tradespeople to build the development.

 

Work is expected to be completed in 2024 and will build on Placefirst’s strong track record in the north west including the iconic Welsh Streets in Liverpool and the recent completion of 53 high-quality apartments at Elevate in Manchester.

Leading and award-winning build-to-rent provider Placefirst has broken ground at its £13m residential development named The Oaks, in Esh Winning.

 

Located six miles west of Durham city centre, the scheme will deliver 89 high quality homes for long-term rent; a mix of 54 bungalows, the largest delivery in a generation, and 35 three-bedroom houses.

 

The start of construction was marked by a ground-breaking ceremony which was attended by key members of the Placefirst project team and representatives from Durham County Council.

 

Placefirst has worked with architect POD Newcastle and landscape architect Southern Green to design a scheme which will transform the two-hectare brownfield site. 

 

Placefirst’s commitment to placemaking and sustainability is showcased through the masterplan which is landscape-led with the retention of high value oak trees and a network of shared green spaces for residents to enjoy.

 

As a multigenerational community, the development will provide a boost to the village, benefitting local services, businesses and amenities. The site’s proximity to the open countryside and green space will be attractive to new residents, and the site is also well connected to surrounding towns and Durham city centre. 

 

The Oaks represents Placefirst’s continued dedication to providing quality homes to the single family rental market, and builds on its strong track record of creating communities in the North East region including The Green in Hartlepool, which transformed three streets of Victorian houses, and Scholar’s View, a new build neighbourhood of 116 homes in Hetton-le-Hole, Sunderland.

 

Placefirst is responsible for every aspect of the home and neighbourhood. Each development has a dedicated resident services manager and renters are guaranteed a characterful, fully maintained, high-quality home for as long as they like. Work at The Oaks is expected to complete in late 2024.

Leading and award-winning build to rent provider Placefirst has expanded into a new head office, following a year of record growth.

 

Located in Exchange Quay, the 4,100 sq ft space has been fully redesigned to create a fresh, flexible and collaborative environment for employees. 

 

Placefirst worked with Braithwaite Group to complete the fit out for the new office, which includes multiple new meeting rooms with new technology, a high spec kitchen, and bespoke meeting pods.

 

The in-house team also collaborated with NoChintz to bring the new brand to life in the interior design, focusing on the overall styling and communal zones.

 

The office comprises a core open plan layout of fixed desks, various breakout areas and hot desking to encourage collaborative and flexible working, as well as a range of private meeting rooms. The kitchen is on brand with the spec that is installed in all Placefirst homes, and a bespoke navy sofa that was handmade in Manchester sits in the entrance area. 

 

The office move comes at the same time as launching the new Placefirst brand, marking a new era for the SFR provider. Placefirst collaborated with Manchester based agency True North on the brand project. The new brand reflects Placefirst’s core vision of creating high quality neighbourhoods for rent across the UK, making renting stress-free so residents can get more joy from their homelife. 

 

Placefirst has recently hit a milestone of 1,500 homes with a projection of reaching 6,500 by 2026. Key projects include the recently completed ‘Elevate’, an £8m apartment scheme in Manchester which was 85% pre-let, and developments at ‘Skye Edge’ in Sheffield and ‘Scholars View’ in Hetton-le-Hole, both of which will complete this summer.
