Thursday 16th December 2025: Build-to-rent specialist Placefirst has broken ground at Galley’s View, marking a significant step in the Riverside Sunderland masterplan. The project (previously known as Farringdon Row) will transform a 4.57-acre brownfield site into a neighbourhood of 165 high-quality, sustainable and professionally managed homes for long-term rent.

 

Once complete, the development will comprise 67 houses and 98 apartments ranging in size from 2-3 bedrooms and 1-2 bedrooms respectively. The new provision of quality homes brings the total number of properties delivered by Placefirst in the North East to 509, following the developer’s existing sites in Hartlepool, Esh Winning, Newcastle-upon-Tyne and Hetton-le-Hole.

 

The homes are designed to achieve EPC ‘A’ ratings, meaning residents benefit from lower energy bills and more efficient temperature control, reflecting both Placefirst and Sunderland City Council’s ambitions to create a sustainable community. Caddick has been appointed as the main contractor on the scheme, which will feature a combination of private and communal gardens to provide residents with ample outdoor space.

 

The name and design of the site are inspired by the landscape of the nearby Galley’s Gill. The apartment blocks will be arranged along the clifftop edge which overlooks Galley’s Gill, creating a distinctive silhouette. A cliff top footpath overlooking Riverside Park, with views of the River Wear and the coast, will also provide a scenic walkway to the neighbourhood.
 


 

Galley’s View is the second residential neighbourhood in the Sunderland city centre regeneration project, named ‘Riverside Sunderland’, which aims to build 1,000 new homes and 1 million sq ft of office space in the former industrial heart of the city. The Galley’s View plans were developed in collaboration with local architects ID Partnerships and development consultants IC Planning, sustainable engineering consultants Cundall, landscape architects LUC and mechanical and electrical engineering consultants TACE.

 

The scheme has been made possible through close collaboration between Placefirst and Sunderland City Council. With grant funding being provided by the North East Combined Authority (NECA) and the Ministry of Housing, Communities and Local Government (MHCLG).

Caddick Construction has been awarded a £36.8m contract to build Farringdon Row in Sunderland, becoming the third built-to-rent development delivered by the growing contractor on behalf of Placefirst.

The appointment will see Caddick build a new development of 165 homes, comprising a mix of townhouses and apartments. The development will be the second new neighbourhood under Sunderland City Council’s Riverside Sunderland Masterplan to deliver 1,000 new homes in the city centre.

 

Delivered from Caddick’s Durham offices at Belmont Business Park, Farringdon Row adds to the contractor’s growing North East portfolio as it increases its focus on a regional project pipeline.

 

Farringdon Row adds to Caddick’s work on behalf of Placefirst following the completion of BTR schemes in the North West and Yorkshire. These include Deansgate Gardens in Bolton and Bolt Works in Halifax.

Our proposals for a new flagship residential neighbourhood on Farringdon Row, have received planning approval, marking a new significant milestone within the Riverside Sunderland Masterplan.

 

Following Sunderland City Council’s decision, we will begin transforming the 4.57-acre brownfield site into a high-quality 165-home neighbourhood by June 2025.

 

Consisting of 67 homes and 98 apartments for long-term rent, ranging in size from 2-3 bedrooms and 1-2 bedrooms respectively, Farringdon Row will play a significant role in Sunderland’s vision of a more liveable city.

 

The addition of these professionally managed homes with modern amenities will continue to raise the standard of rental living across Sunderland City, following in the footsteps of the existing Placefirst neighbourhood, Scholars View, located in Hetton-le-Hole.

 

With each home designed to achieve an EPC ‘A’ rating and boasting a mix of private and communal gardens throughout, the neighbourhood is testament to both Placefirst and Sunderland City Council’s ambitions to create a sustainable community. Designed to reflect the cliff edges overlooking the surrounding area, the neighbourhood will echo the greenery and nature of the nearby River Wear and Riverside Park.

The Riverside Sunderland masterplan aims to double the residential population in the city centre and increase employment by 50 per cent, and also fits with the city’s housing strategy which will see 7,000 new homes built by 2030.

We have submitted plans for Farringdon Row, our 165-home neighbourhood, to Sunderland City Council.

 

The plans will see the delivery of a high-quality residential neighbourhood, comprising 67 houses and 98 apartments amongst a network of open places, as part of the wider Riverside Sunderland Masterplan.

 

Subject to planning consent, Placefirst will develop and manage a range of 1-2 bedroom apartments and 2-3 bedroom houses for long-term rent with a mix of private and communal gardens.

 

A flagship development within the city’s regeneration programme, the neighbourhood will continue to set a new standard for Build-to-Rent schemes in Sunderland alongside Placefirst’s existing 116 homes Hetton-le-hole neighbourhood, Scholars View.

 

Offering great connectivity to the Riverside Sunderland Community and excellent views of the River Wear and Riverside Park, Farringdon Row will create a sustainable community with homes designed to achieve an EPC ‘A’ rating.

 

Following a detailed and positive public consultation with the local community, Sunderland City Council and Placefirst exchanged contacts for development in August.

 

Placefirst has worked closely with local architects IDP Partnerships and development consultants Identity Consult, sustainable engineering consultants Cundall, landscape architects LUC and mechanical and electrical engineering consultants TACE, to develop the submitted plans.

One of the UK’s most ambitious city centre redevelopment projects is set to move into its next phase.

 

Sunderland City Council has exchanged contracts with Placefirst to develop a 165-home neighbourhood at Riverside Sunderland.

 

Situated on Farringdon Row, the development will deliver high-quality rental homes, comprising 67 houses and 98 apartments.

 

Part of Sunderland City Council’s billion-pound Riverside Sunderland masterplan – the development takes the Council one step closer to achieving its ambitious goal of delivering 1,000 new city centre homes and workspace for 8,000 people.

 

Shaping a sustainable new urban quarter, it will also include Culture House, the UK’s smartest library, a world-class eye hospital, the new Wear Footbridge, Housing Innovation Construction Skills Academy, Sheepfolds redevelopment, Vaux residential development, Riverside Park and the Maker & Faber office buildings being developed by Legal & General.

 

Cllr Kevin Johnston, portfolio holder for housing, regeneration and business at Sunderland City Council, said: “Placefirst is well-known for its innovative, sustainable approach to creating rental homes, so we are thrilled to be working with them to bring to market this exciting new development at Farringdon Row.

 

“Our ambition for Riverside Sunderland is to provide housing for over 2,500 people. That is 2,500 people whose local stores, bars and cafés will be in the city centre, providing a significant boost to the high street and local traders.

Following a successful public consultation Placefirst will submit a planning application in autumn 2024, with a start on site anticipated in summer 2025.

Single-family rental developer-operator Placefirst has announced a first Community Consultation on the plans for a 165-home neighbourhood.
 

 

The consultation follows Placefirst’s appointment by Sunderland City Council in 2023 as the Preferred Developer for the delivery of a high quality residential neighbourhood at Farringdon Row as part of its Riverside Sunderland Masterplan – which aims to deliver 1,000 homes for a new community of 2,500 people.

 

The local community is invited to help shape the proposals at a drop-in event which will be held on the 8th July 2024 at Sunderland City Hall between 12pm and 4pm, and at The Ship Isis, Silksworth Row between 5pm and 7 pm.

 

The proposed scheme will deliver 165 homes, including 1-2 bedroom apartments and 2, 3 and 4 bedroom houses, featuring a mix of both private and communal gardens. Providing high-quality homes designed for long-term rent, Placefirst will create a best in class Build-to-Rent neighbourhood set within a network of open spaces with excellent connectivity to the Riverside Sunderland Community, and the adjacent Riverside Park.

 

Placefirst has worked closely with locally based architects IDP and development consultants Identity Consult to develop plans to support Sunderland City Council’s ambition to increase and diversify the area’s housing offer.

 

As the second residential neighbourhood within the transformative Riverside Sunderland masterplan, Farringdon Row will be a flagship development within the city’s regeneration programme, delivering a sustainable community with views of the River Wear and Riverside Park.

Leading and award-winning build-to-rent (BTR) provider Placefirst is set to invest in the delivery of 220 homes across two major regeneration schemes in the city.

Placefirst has been appointed as Preferred Development Partner by Sunderland City Council to deliver 140 new homes at Farringdon Row, the second residential neighbourhood within the transformative Riverside Sunderland masterplan. The sustainable new community will benefit from views across the Wear and the regenerated Riverside Park and support the diversification of the housing offer and repopulation of the city centre.

Placefirst will deliver an exemplar BTR neighbourhood of high-quality energy efficient homes specially designed for long term rent. It will also feature a network of communal and public open spaces that will enhance connectivity throughout the new Riverside Sunderland community.

The project team will include locally based architects IDP, development consultants Identity Consult and landscape architects Southern Green.

A planning application is anticipated later in the year, with development planned to start in spring 2024.

Placefirst manage every aspect of their neighbourhoods, from the first rental enquiry through to fully maintaining each home with an on-site presence once complete. Residents at Farringdon Row would benefit from skilled, friendly in-house teams, and dedicated resident services managers.

Placefirst will also support Sunderland City Council and its partners in the funding and delivery of up to 80 homes at Nile and Villiers in Sunniside, which Placefirst will then own and manage. The scheme forms part of the Council’s City Centre Housing Ecosystem which received support from Round 1 of the Levelling Up Fund.

These two developments, part of Sunderland’s ambitious social and economic regeneration programme, will add to Placefirst’s strong portfolio of single-family rental homes across the North East which is growing at a fast pace. This includes the thriving community of 116 homes at ‘Scholars View’ in Hetton-le-Hole which completed in 2022, and ‘The Oaks’ in Esh Winning, Durham, where work is underway to build 89 new homes including 54 bungalows. Placefirst also submitted planning recently for its 146 home Benwell Dene neighbourhood in Newcastle.
